MCDC Plans For Medical Office Complex in Congaree Pointe

Health Care is one of the five focus areas for MCDC and to that end the Midlands Community Health Center (MCHC)was formed. The current health center is located on the grounds of the Dream Center and is a satellite location for five area practitioners. It is phase one in our plan to make sure that area citizens have a medical home and access to preventive medical care.

To further the goal of bring quality and affordable health care to our area, MCDC aims to construct a 24,000 square foot medical office complex in the Congaree Pointe development. The new home of MCHC will be a symbol of hope to those who for years could not get quality health care for many reasons.

The new MCHC building will be located within one mile of Interstate 77, within a 10 minute drive from downtown Columbia and USC, and in the Congaree Pointe Development which will feature up to 300 homes.

Plans Are Well Underway

MCDC has made great strides in making the new MCHC Medical Office Complex a reality. Funds were secured to purchase 6.33 acres of land at the Bluff and Atlas Road intersection on which the new building will be constructed. A complete set of architectural plans have also been developed for the building. GMK Architectural Firm worked with MCDC staff and prospective practitioner tenants to develop a beautiful, functional, and modern complex that will include:

  • Over 18,000 Square Feet of Medical Practice Space and 6,000 Square Feet of Common Space
  • Individual Suites Designed Specifically For Each Medical Practice
  • Reception Area and Courtyard For Patient Confort
  • Covered Canopy for Patient Drop-Off
  • Conference Space for Meetings and Trainings
  • Convenient and Free Parking for Patients and Staff

The Next Phase

MCDC is currently seeking construction funding for the multi-million doallr project. Consultation with areas banks, other lending institutions, and the SC Association of CDCs are ongoing to compile the best possible plan for construction financing using mechanisms like New Markets Tax Credits.

MCDC is also seeking prospective tenants for the MCHC Medical Office Complex and welcomes a variety of practices to consider this as their new home.

Once completed, the project will not only bring affordable health care to the area but will also be a source of jobs for area citizens.
